| Salvaging Fire Damaged Floors

Especially today, the cost of doing business is very high. To minimize our expense we are sometimes too forced to take large deductibles on our insurance policy. When a small loss occurs which does not need our deductible is very important to salvage everything realistically possible.
We're called to one Saturday morning to a fire damage and a 40 unit apartment building. The fire was contained to two units and water damage affected a total of four units. The full roof structure had smoke and water damage.
Removed all the wet debris and found that the units had hardwood floors that were saturated. We were able to set up drying mats which will pull air through the boards to try the floor. We set up a large 28 gallon a day low grain dehumidifier and some air movers to move the air above the floor. The drying mats will draw air from along the baseboard through the channels under the floor trying it out through the wood. We are able to try and flatten the floors in four days. The management company and had someone come and in sand the floors and finish them.
For the ceilings in the unit below again we set up a low grain dehumidifier and put an air injection machine which pumped air into the ceiling cavities. The holes that were made into the ceiling were about an eight of an inch in diameter. This allowed for very minimal ceiling repair. In addition to drying the ceiling this was also aiding in drying the subfloor to the two units above.
The cost of replacing fire damage floors is a thing of the past once you remove the rubble from the floors in a disinfectant is applied the air injection system is installed with negative pressure with this new system and the proper low grain humidifiers the cost was To approximately $2500 versus a replacement cost of the two rooms at about $14,000.
For the attic space, we can dried as much of the ceiling and trust as is possible. Applied a smoke odor counteract and directly to the wood. Then we apply a pre-polymer sealer over the smoke odor counteract to lock in any of the smoke odors that would still exist.
